In 2007, following a European directive, the UK government introduced the energy performance certificates (EPC) as a legal requirement for all houses marketed for sale or to let. Our company was one of the first to provide this service in our local area. 

Since 2007, we have grown from a small family business to a team of assessors that provide EPCs in Arbroath and beyond. WHO NEEDS AN EPC?

EPC stands for Energy Performance Certificate. An EPC is required by law if you are marketing a property for Sale or to Let.

DO I NEED AN EPC FOR AN HMO APPLICATION?

Yes, an Energy Performance Certificate is usually required as part of an application for a House of Multiple Occupation. Ask your local council for further details.

WHO DOES THE EPC ASSESSMENT?

The EPC assessment is carried out by a qualified and accredited professional known as a Domestic Energy Assessor or DEA. The assessment of the house is also known as a “survey”.

WHAT DOES THE EPC SURVEY INVOLVE?

During the EPC survey the DEA will check the overall structure, fabric and services of the property. The DEA will take evidence of the heating system, lighting, glazing, wall insulation, loft insulation. Collecting photographic evidence is required by the Accreditation Scheme.

WHERE DOES THE DEA REQUIRE ACCESS TO?

The DEA will require access to all rooms of the house. If there is a loft, then the DEA will require access to the loft as well.

HOW LONG DOES THE SURVEY LAST?​

The survey of an average 3-bedroom semi takes about 20 minutes

HOW LONG UNTIL I GET MY EPC?
